Use the LBO Sketcher skill on Project Sentinel (Sentinel Fire & Safety, Inc.). The documents have no price or debt terms, so these are my own assumptions for the sketch:

    • Purchase price $5.0M enterprise value, plus $150,000 of fees.
    • Senior bank loan $3.0M at 9.5%, 7-year level annual payments.
    • Seller note $0.5M at 6%, interest only, repaid at exit.
    • Maintenance capex $100,000 a year. Ignore tax for this sketch.
    • EBITDA cases from the financial statements (page 4): conservative = reported $1.08M with no growth; base = adjusted $1.42M less the $210,000 owner add-back = $1.21M, growing 3% a year; optimistic = seller-adjusted $1.42M growing 7.4% a year (the latest step in FS p.2).
    • Exit after 5 years at 4.0x EBITDA.
    • Read your context and instructions
    • Compiled the lbo sketcher

LBO sketch: Project Sentinel (indicative, for screening)

All inputs below are yours or computed from the financial statements (FS). Nothing here is a financial model.

    1. Sources and uses

    Uses$Sources$
    Purchase price5,000,000Senior loan3,000,000
    Fees150,000Seller note500,000
    Equity (balancing figure)1,650,000
    Total5,150,000Total5,150,000

Debt is $3.5M, 2.9x base EBITDA of $1.21M and 3.2x reported EBITDA of $1.08M (mine).

    2. Debt service and cushion

    • Senior payment: $606,108 a year (7 years, 9.5%, level annual).
    • Seller note interest: $30,000 a year.
    • Total debt service: $636,108.
    CaseEBITDALess capexCash for debtCover (x)Cushion
    Conservative$1,080,000$100,000$980,0001.54$343,892
    Base$1,210,000$100,000$1,110,0001.74$473,892
    Optimistic$1,420,000$100,000$1,320,0002.08$683,892

Debt service is covered in all three cases, before tax. Tax and working capital are ignored, and the materials hold no figures for either (FS p.3 lists categories only).

    3. Returns sketch (year 5, 4.0x exit)

Senior balance after 5 years is about $1,059,000; the seller note of $500,000 is repaid at exit.

CaseYear 5 EBITDAExit valueEquity at exitMultiple of equityApprox. annual return
    Conservative (0%)$1.08M$4.32M$2.76M1.67x11%
    Base (3%)$1.40M$5.61M$4.05M2.46x20%
    Optimistic (7.4%)$2.03M$8.12M$6.56M3.97x32%

This ignores cash retained after debt service, which would add to every case.

    4. The assumption the whole sketch is most sensitive to

Whether the EBITDA is real and stays. Two parts:
    1.

    Add-backs. Conservative to base is the $130,000 of non-owner add-backs ($65,000 + $41,000 + $24,000); base to optimistic is the $210,000 owner add-back. In total $340,000 of add-backs (FS p.4) sit behind the seller's $1.42M.
    2.

Northgate. It is $1,366,000, 22.0% of TTM revenue (CIM p.9). If it left and carried the average reported margin of 17.4% (an assumption, not a document figure), base EBITDA would fall by about $238,000 to $972,000, and cover to about 1.37x: [($972,000 - $100,000) / $636,108]. The sketch survives, thinly.
Exit multiple also matters: at 3.0x in the base case, equity multiple falls to about 1.6x.

Missing: debt covenant terms, tax, working capital, owner replacement cost.

This is an indicative sketch for screening, not a financial model, and not investment, legal, tax or accounting advice. The Project Sentinel documents are synthetic test data.

Connects securely to your tools. The creator never sees your data.

    About this skill

Sketch, roughly, transparently, whether a deal works on leverage: sources-and-uses, debt-service cover, a conservative/base/optimistic returns sketch, and the single most sensitive assumption. Use for a back-of-envelope feasibility check, or when asked to 'does this work with debt', 'sketch the returns', or 'rough LBO on this'.

    Works with

Any agent that reads the SKILL.md standard and can read attached documents. No scripts, no network access, no installs.

    Known limitations

It works only from the documents you provide and cannot verify anything outside them. Analysis, not investment, legal, tax or accounting advice; check the output against the source documents.
