Use the Deal Scout skill. My acquisition thesis (so you do not need to ask me for more):

    • Sector: commercial fire and life-safety inspection and service, or a close neighbour with code-mandated recurring work.
    • Size: EBITDA $1.0M to $1.5M, revenue $4M to $10M.
    • Geography: my home state, within a two-hour drive of where I live.
    • Business model: written inspection or maintenance agreements, technician-based.
    • Owner situation: founder retiring, no successor.
    • Structure: my equity, a bank loan and a seller note.

Build me a target list with search angles. Do not invent company names.

Deal Scout: target types and where to look

Limit up front: I cannot search live databases and I do not return verified company names. Everything below is a type, a search angle or a starting point to check. I have not confirmed that any directory below is current, public or free.

    1. Your thesis, restated

You want to buy one technician-based, code-driven inspection and service company with EBITDA of $1.0M to $1.5M, from a retiring founder with no successor, within two hours of home, financed with equity, a bank loan and a seller note. The assumption I am making: "close neighbour" means work that is also mandated on a schedule, not project work.

    2. Target types

    #TypeWhy it fitsBiggest risk
1Fire alarm inspection and monitoringScheduled code inspections, multi-year agreementsFounder holds the contractor licence
2Sprinkler and suppression inspection and repairSame recurring base, repair upsellRepair share is lumpy, not contracted
3Fire extinguisher service and testingDense routes, high repeat rateLow ticket size, route concentration
4Backflow and fire pump testingAnnual mandated testsNarrow customer set, certifications
5Elevator or emergency lighting inspectionMandated recurrence, similar skillsDifferent licence and technician profile
6Fire protection business inside a larger electrical or mechanical contractorOwner may want to exit a non-core lineCarve-out; shared staff and records

Rank by fit: types 1 and 2 first.

    3. Search angles

Retirement signals: long-tenured owners, a company still using a founder's name, no second-generation name on the licence list.

Licence angle: licensed contractors with a single named qualifier. That is a founder-dependence signal to test, not a target.

    • Record angle: firms whose websites look unmaintained.
    • Adjacent angle: electrical and alarm installers with a service route.

    4. Where to look, and search strings

Starting points to verify; I have not checked them:

    • Your state's fire protection contractor licensing board or state fire marshal (public licence lookup, if your state publishes one).
    • The National Fire Protection Association and the National Fire Sprinkler Association: member and local-chapter lists.
    • Business-for-sale marketplaces such as BizBuySell and BizQuest, and local business brokers.
    • Searches (replace the brackets): "fire protection" "inspection" "[city]" "family owned since", "fire alarm" "sprinkler" "[state]" "retiring", "fire protection contractor" "[county]" licence "[state]".

    5. Next step

Pick type 1 or 2, build a list of ten to twenty candidates from the licensing board, check each one's website, then send direct owner approaches. Treat any name you find as a hypothesis until you have checked it yourself.

This is an analytical aid and not investment, legal, tax or accounting advice. The Project Sentinel documents are synthetic test data; no real company is named here.

Connects securely to your tools. The creator never sees your data.

    About this skill

Build a focused, thesis-fit list of acquisition targets with search angles, fit rationale and the biggest risk per type. Use at the start of a search, or when asked to 'find acquisition targets', 'build a target list', or 'where do I look for deals'.

    Works with

Any agent that reads the SKILL.md standard and can read attached documents. No scripts, no network access, no installs.

    Known limitations

It turns your thesis into target types, search angles and places to look. It does not search live databases and does not return verified company names; anything it names is a starting hypothesis to check.
