Just did checkout inspection. The guests cracked the glass cooktop and there are cigarette burns on the couch. Next guests arrive tomorrow at 3pm. The guest who left says it wasn't them.

Your plan: cooktop crack + cigarette burns
Your next three moves: (1) Right now - photograph and video everything before anyone cleans or touches it. (2) Tonight - file the claim in the Resolution Center, not just chat. (3) Tomorrow morning - get a professional estimate on letterhead for the cooktop and a smoke/upholstery estimate for the couch.
1. Your Clock
Report the damage: BEFORE the next guests check in - tomorrow at 3pm. This is your tightest deadline. The rule is 14 days or before the next check-in, whichever comes FIRST: your 14 days would run to Oct 5, but the check-in shrinks it to about a day. File tonight. Guest response window: verify the window shown in your Resolution Center - it controls.
2. Your Position
Cigarette burns: strong - burns are hard to blame on anyone but a smoker, stronger if your no-smoking rule is written in the listing. Cracked cooktop: fixable, the weaker of the two - "it was already cracked" is the classic denial, so your baseline and previous-checkout photos decide it. Realistic recovery: most of the documented amount if the evidence is clean. Expect 4 to 8 weeks.
3. Your Evidence Packet
Wide shot + close-up of each burn and the crack, before cleaning. Originals only, with timestamps - no edits, filters or AI enhancement (banned, and one touched image poisons every real one). Dated baseline photos showing both items intact. Estimates on business letterhead, itemized. Screenshot of the no-smoking rule. Submit as: summary, itemized table, deadline proof, photo pairs (baseline left, damage right), estimates, guest thread.
4. Your Scripts
To the guest (via Resolution Center): "Hi [GUEST], during checkout inspection on [DATE] at [TIME] I documented the following damage with timestamped photos: 1) cracked glass cooktop, estimate [AMOUNT]; 2) cigarette burns on the couch, estimate [AMOUNT]. Total [TOTAL]. Photos of both items in undamaged condition from [DATE] are attached. I would prefer to resolve this directly before involving Airbnb - please let me know by [DEADLINE]."
He already denied it - so send ONE factual rebuttal, then stop replying and escalate. Never mention his review, even indirectly.
5. Your Ladder + Plan B
Request -> escalate after the window lapses -> if denied, demand the specific written ground and appeal with NEW evidence only -> reopen with a senior claims specialist. Plan B: your own STR insurance or small claims for any shortfall. Not legal advice.
To sharpen this plan: is this Airbnb or VRBO, do you have baseline photos of the cooktop and couch, and is "no smoking" written in your house rules?

What you get
About this skill
The guest checked out. The cooktop is cracked, the couch has cigarette burns, and the next guests arrive tomorrow at 3pm.
This is the moment hosts lose money - not because their case is weak, but because damage claims die on missed deadlines and rejected evidence.
AirCover Claim Winner gives you the complete battle plan in one reply:
- YOUR CLOCK - the deadline table computed from your checkout and next check-in (14 days OR next guest - whichever comes FIRST, the trap that kills most claims)
- YOUR POSITION - an honest read: strong, fixable or weak, and the realistic payout range
- YOUR EVIDENCE PACKET - built to the reviewer's standard: original timestamped photos, baseline shots, estimates on letterhead, and what gets claims auto-rejected (including the April 2026 ban on AI-touched images)
- YOUR SCRIPTS - word-for-word: the guest request, the platform escalation, the rebuttal when the guest denies
- YOUR LADDER + PLAN B - the appeal path for denied and underpaid claims, the reopen script for auto-closed cases, and gap recovery through insurance and small claims
5 battle playbooks: fresh damage on the clock · guest refuses or denies · denied/underpaid claims · big losses & party aftermath · the prevention system that protects the next booking.
Even a vague "my guest destroyed my stuff, help" gets a full plan with smart assumptions - questions come at the end, never first.
One recovered claim pays for this skill many times over. Not legal advice.
